How this is calculated
Registry charges are the stamp duty, the registration fee and any other official charge you pay to register a property document. Pick the state, the document and who is buying, enter the deal value and, if you know it, the area and the circle rate of your locality.
The value for duty is the higher of your deal value and the circle-rate value. The circle rate is also called the guideline value, ready reckoner rate or collector rate. If you pay less than the circle rate, the state still charges duty on the circle-rate value.
Each charge is shown on its own line: stamp duty, other charges such as a development fee or a cess where the state lists one, and the registration fee, with any cap the state sets. Women's rates and family gift rates are applied only where the state's own page or calculator states them.
Only official rates. We hold verified rates for 4 of 24 states, each with its source and the date we checked it. For every other state the calculator says Rate not verified by us and links the state's own portal, so you can check the rate there. You can also type the rate you found and we work out the total. Bigha and katha are not offered because their size differs from district to district: enter the area in square feet, square metres, gaj (square yards), acres or hectares.

Worked example
A sale deed in Delhi for a property worth ₹1,00,00,000, bought by a man: stamp duty is 6% = ₹6,00,000 and the registration fee is 1% plus ₹100 = ₹1,00,100, so ₹7,00,100 in all.
A sale deed in an urban area of Uttar Pradesh with a deal value of ₹40,00,000 and a circle-rate value of ₹50,00,000, bought by a man: duty is charged on ₹50,00,000, the higher value. Stamp duty is ₹3,43,000, the development fee is ₹7,000 and the registration fee is ₹50,000, so ₹4,00,000 in all.
